Roof and Chimney
I will examine all conditions related to the roof and chimney that are visible and accessible including the roof shingles, flashing, vents, trim, gutters and downspouts, as well as any other roof penetrations such as skylights. In addiiton, I will examine the chimney structure and stability and the chimney cap/spark arrestor.
Basement, Crawlspace and Foundation
I will examine all conditions related to the foundation that are visible and accessible including the condition of the foundation walls and interior support columns and posts, the main floor joists and header beams, floors, insulation, ventilation, vapor barrier, utility connections, and other related structural and/or mechanical components in the basement and crawlspace.
Electrical System
I will examine all conditions related to the electrical system that are visible and accessible including the main service wire and service entry, the main and sub-electric service panels, outlets and switches, visibile wiring and junction boxes, grounding, GFCI requuired outlets, and other related electrical components.
Plumbing System
I will examine all conditions related to the plumbing systems that are visible and accessible including sinks and faucets, baths and showers, toilets, hose bibs, water pressure, the water distribution system, the main water supply and other plumbing system components.
HVAC System
I will examine all conditions related to the heating, ventilation and air conditioning systems that are visible and accessible including the furnace/boiler, heat distribution system and its components, the hot water system and its components, any built-in air conditioning systems, ductwork and other components, as well as any other visible HVAC components.
Exterior
I will examine all conditions related to the exterior that are visible and accessible including the siding materials and attachments, grading and other related exterior components.
Interior
I will examine all conditions related to the interior that are visible and accessible including ceiling, walls and floors, the stairs and banisters, built-in appliances and other interior components.
Windows and Doors
I will examine all conditions related to the windows and doors that are visible and accessible including general operation, condition of the hardware, glazing, flashing and caulking, as well as other related components
Driveway and Walks
I will examine all conditions related to the driveway and walks that are visible and accessible including the material and surface condition, proper grading, potential hazards and other related components.
Garage
I will examine all conditions related to the garage that are visible and accessible including the walls, ceiling and floor, visible wiring, the safety of any interior entry doors, the vehicle door and safety devices, as well as any other related components.
Porch, Deck and Patio
I will examine all conditions related to the porch, decks and patio that are visible and accessible including the condition of the surface, railings and ballusters, structural components and other related components.
Attic, Ventilation and Insulation
I will examine all conditions related to the attic that are visible and accessible including the roof rafters and sheathing, collar ties, joists, wiring, ventilation and insulation.
