What is a home inspection?
A home inspection is a visual, non-invasive and non-destructive examination of the property, structures, systems and components that are readily accessible.
Both InterNACHI and ASHI, as well as New York State (which licenses home inspectors in NY), outline what should be inspected and reported upon. I make every effort to use these Standards of Practice as the MINIMUM that you can expect and make every effort to comply with all of them.

Why do I need a Home inspection?
Buying a home is probably the most expensive investment that you and your family will ever make. A home inspection is designed to minimize surprises and difficulties that you could encounter after closing on the property. This is true for a whole range of homes, from those that are brand new to those that are many decades old.
A home inspection may identify the need for major or minor repairs that can be taken care of prior to closing as well as identify safety hazards which may exist.
If you already own the home and are thinking of selling it, a home inspection may help you identify issues that can be taken care of prior to listing the property, making it more attractive to potential buyers.

Do I need to be there for the inspection?
It is not necessary for you to attend the home inspection. The report will contain sufficient details and I will be available to answer questions after you read the report.
However, we recommend that you attend if it is possible. Being at the inspection will give you the opportunity to ask questions about anything that you see and allow us to more fully explain what we find. If you cannot attend, I highly recommend that a trusted friend or family member attend in your place.
